Buyers have paid more than $120,000 above expectations for one of the most meticulously renovated post-way homes in Belmont.

The three-bedroom brick veneer residence at 85 Shackleton St sold for $1.272 million at Saturday’s auction, eclipsing price hopes by $122,000.

The 796sq m property, which was listed with price hopes from $1.1 million to $1.2 million, was contested by two bidders who tussled over the keys with bidding increments as low as $1000 before the final buyer emerged.

McGrath, Geelong listing agent Jim Cross said he’d sold the original home to the owners in 2015 (for $512,500) and was amazed with the renovation completed since.

“It was a completely original brick veneer house,” he said.

Auctioneer Michael Marmora calls bids at 85 Shackleton St, Belmont.

“This is one of the most meticulously presented properties I’ve sold, it’s unbelievable.

“A credit to the owners, but obviously that emotional purchaser comes out in the campaign when you get the buy-in for the buyers.”

Bidding opened at $1.1 million and auctioneer Michael Marmora confirmed the property was on the market when asked at $1.22 million.

Mr Marmora said the house was in one of the finest pockets of Belmont.

“It’s an incredible home at a time when entertaining (at home) is so important, whether entertaining friends, families loved ones, this home offers that,” he said.

The three-bedroom house offered separate living areas, including the lounge room, which of part of a central open-plan living zone comprising the kitchen and dining space, and a separate entertainment zone, which opens from bi-fold doors to a timber deck that’s built-in on three sides and enclosed with automated shade blinds.

A gas log fireplace is featured in both the living room and entertainment space, which also has a rooftop heater, ceiling fans and a speaker system.

The lounge also has a surround sound speaker system.

The renovation builds on the polished timber floorboards and high ceilings, with stone benchtops in the kitchen and a contemporary bathroom with floor-to-ceiling tiles, an open shower and a freestanding tub.

Belmont’s median house price has risen 19.5 per cent in 12 months to $735,000.
